The Gatehouse, Petersham

The client, a well known London Based Interior Designer purchased the house in late 2006. Following detailed planning and design of the interiors the complete refurbishment of the house commenced in 2007.

The property is a unique house beautifully located by the Petersham Golf Course.

The project entailed the full strip out of the the house, back to a bare shell and a complete, high end, bespoke refurbishment.

The client is a highly successful interior designer and we worked very closely with them to realise her vision of a tranquil and peaceful retreat from their busy professional working lives.

The joinery was bespoke and of a very high quality as were the finishes throughout the property.

15 - 17 Redchurch Street, Shoreditch, London EC1

Situated beside Terance Conran's 'The Boundary Hotel', 15 - 17 Redchurch Street in Londons Shoreditch is a Boutique development of 7 new build, Luxury Flats with Ground Floor Commercial Units.

The site was particularly challanging due to the tight access but this was successfully overcome through a high level of liaision with the clients team and with friendly co-operation with the properties neighbours.

The sub structure involved underpinning and tanking works and the foundations were CFA Piles with a capping slab with integral ground beams.

The superstructure is a reinforced concrete frame with traditional mansonry face brickwork.

The fit out and finishes to the flats are of a very high standard to include natural stone finishes to walls and floors, walnut flooring with oak joinery.

Express Chambers – Edgware Station

H.A. Marks have successfully carried out the full external renovations, redecorations and re-roofing works to this residential block of flats. The Block is owned and managed by Transport for London and is located beside Edgware Station.

One challenge encountered was erecting the gable end scaffold, which bounds onto a busy 24hr Bus Terminal. By careful coordination with all parties and controlled night working we were able to overcome the problem and complete the works on schedule.

Work undertaken included graffiti removal, brick pointing and cleaning, decorations to windows, rendered walls, metalwork, and installation of a 3-layered high performance felt to the concrete flat roof.

The Tree House, Clapham

Well insulated, air tight timber framed two-bedroom house on 6.6m wide site with access restricted by the eponymous tree. The design strategy aimed to achieve a 'zero carbon' performance and the house was built to stringent standards. This included high performance windows and whole house mechanical ventilation. The energy systems include rain water recycling, photo-voltaic generation of electricity and a system of hot water generation that combines a solar thermal panel with a vertical ground loop heat pump.

Hot water is for both domestic use and underfloor heating. As the house is also a research project, extensive monitoring equipment was built in. The foundations were piled and the timber frame sits on a concrete slab that incorporates a pond in the rear garden and a retaining wall. The frame is clad with both fire treated FSC cedar and the Weber rendering system (for which we are registered installers).

The Big Barn, Ashington

Reconstruction of an oak framed barn to form a well insulated three bedroom house. The existing building had been extensively and poorly repaired and was on the point of collapse. We dismantled it and numbered all the components.

We then found we had insufficient structural timbers to reconstruct a new frame, so the existing oak was used for the two central bays only, which enclose a full height space. Bedrooms form galleries on either side of this space, and green oak was used for the structural timbers in these areas.

The oak was all obtained from local Hampshire & West Sussex estates and converted in-situ using a Trekkasaw ( Cladding was also of oak and the roof was covered in reclaimed clay tiles with oak pins.

Leathwaite Road

This project entailed underpinning the property to create a basement open plan living area followed by a full refit to the ground floor and basement. The builders works, structural alterations and fit out works was carried out by our own direct team of skilled Tradesmen.

The most challenging aspect of this project was the creation of the new basement given the nature of the ground and the restrictive size of the site. The projects most outstanding feature is a hexagonal light well that was created in front of the ground floor bay window.

This feature provides considerable light to the new basement area. The underpinning was carried out by our specialist underpinning team to create the basement.

A particular feature of the works is the high quality ‘American Cherry’ custom built joinery including staircase, doors and flooring installed by our skilled Tradesmen.

Hazlehurst Estate

Hidden homes are a government initiative to convert disused property into residential accommodation. H.A. Marks have successfully completed converting redundant plant rooms, stores and garages underneath an existing block of flats into 3 large new 4 & 5 bedroom flats.

The works consisted of major structural alterations including diversion of main supply services prior to breaking out structured slab, reducing levels to create head height and forming a new structural slab. New doors and windows were formed in existing perimeter walls. Internally the 3 new 4 and 5 bedroom flats were constructed and fitted out.

Apartment Refurbishments at 46 Finsborough Rd

The project was located on a busy road on the edge of the congestion zone. Deliveries and waste removal was carefully scheduled, as a red route existed on the road surrounding the property.

The apartment was reconfigured internally and underwent a full upgrade of plumbing, heating and electric, which included a new services intake. H A Marks have been awarded further refurbishment projects on the estate by Daniel Watney and Associates.

Du Cane Housing Association

H A Marks are working in partnership with Powerwall ( to install off site manufactured modular units to the roof space of 5 existing blocks and infill between two pairs of blocks. The additional storey and infill will provide 44 new dwellings which have been designed to achieve code for sustainable homes level 3 and the client is aiming to achieve BREEAM ‘ Very Good ‘ rating.

As can be seen in the photos the Volumetric Modular units arrive to site fully fitted out and in weather tight condition. The tyvek layer has been removed from the modular unit in photo 3 for the purposes of photographs as the installation day was dry.

28 The Street, West Horsley

Demolition of existing garden buildings and construction of a green oak framed pool house. Piled foundations were required due to poor ground conditions. The oak was obtained from local Hampshire estates and jointed on site.

Infill brickwork was laid in lime mortar. All joinery was manufactured from seasoned oak. Bricks and plain clay tiles were locally sourced and hand made. The project also involved the rebuilding of part of the existing listed oak framed house.

Battersea Park Estate

We are delighted to announce the completion of the above contract for Wandsworth Council. The works consisted of the installation of Heat Recovery Units to 285 Homes in Battersea Park Estate.

The units are designed to combat condensation within homes and have a unique feature whereby any heat loss is minimized through the installation of the Heat Recovery Unit. The works also involved electrical upgrade to the various properties.

The works were undertaken by our General Works division who has extensive local authority experience. The logistical difficulties of accessing 285 separate homes were undertaken efficiently by our full time Residents Liaison Officer.

A high level of tenant liaison was required in order to facilitate completion of these works in line with the project programme. The project involved a high level of liaison and coordination with the tenants in occupation nd we are pleased to say that the works were completed 2 weeks ahead of program.
